- Call to Order by Chairperson Lynn McGivern
- Roll Call
- Consideration of minutes of meeting held on August 26, 2025
- Chairperson McGivern will state that we have one (1) item to come before the board this evening:
• Request from James D. Finning, owner of 22-24 Paine Street, Green Island, NY, requesting an area variance for a rear setback requirement from 15’ to 5’ for the purpose of constructing (9) new garage bays at 24 Paine Street. The property is zoned Residential 2 (R2). - Chairperson McGivern will ask owner/representative to give a brief overview of their proposal
- Chairperson McGivern will ask for any comments from Maggie Alix or Tod Ward, CEO/Fire/Bldg. Inspector
- Chairperson McGivern will open to public for any comments or questions
- Chairperson McGivern will ask if there are any questions or comments from the Zoning Board members
- Chairperson McGivern will ask board members for a motion to approve or disapprove the request from James Finning, owner of 22-24 Paine Street.

• Chairperson Swinton will state that tonight’s meeting will be to consider 1 request:
• • Presentation by TFB Development Inc. on the proposed Flex Space Storage Facility development project to be sited on a portion of 17 Albany Avenue, Green Island. The property is zoned Industrial (I).
• Chairperson Swinton will ask owner/representative to give a brief overview of their proposal
• Chairperson Swinton will ask Maggie Alix and Tod Ward, Fire/Bldg. Inspector if
they have any comments
• Chairperson Swinton will open to public for any comments or questions
• Chairperson Swinton will ask if there are any questions or comments from the Planning Board members
• Chairperson Swinton will ask board members for a motion to approve or disapprove the proposed plans for a Flex Space Storage Facility

• Request from Thomas F. Bethon, President of TFB Development Inc. owner of 27 Lower Hudson Avenue in the Village Plaza, Green Island requesting a Special Use Permit on behalf of prospective tenant, Green Island Convenience, who wishes to open a smoke shop. The property is zoned Industrial (I).

• Chairperson Swinton will ask Maggie Alix and Tod Ward, Fire/Bldg. Inspector if
they have any comments
