PLANNING BOARD AGENDA
MAY 18, 2026, 6:10 P.M.
• Call to Order by Chairperson Kristin M. Swinton
• Roll Call
• Approval of minutes of the last meeting held on November 17, 2025
• Chairperson Swinton will state that tonight’s meeting will be to consider:
• Request from Thomas F. Bethon, President of TFB Development Inc. owner of 27 Lower Hudson Avenue in the Village Plaza, Green Island requesting a Special Use Permit on behalf of prospective tenant, Green Island Convenience, who wishes to open a smoke shop. The property is zoned Industrial (I).
• Chairperson Swinton will ask owner/representative to give a brief overview of their proposal
• Chairperson Swinton will ask Maggie Alix and Tod Ward, Fire/Bldg. Inspector if
they have any comments
• Chairperson Swinton will open to public for any comments or questions
Chairperson Swinton will ask if there are any questions or comments from the Planning Board members
• Chairperson Swinton will ask board members for a motion to approve or disapprove the Special Use Permit for Green Island Convenience.
